Estalara vs Matterport for selling property remotely
Matterport made 3D scans a standard for serious listings, and rightly so: a buyer can walk a property at midnight from another continent. Estalara does something different. This page is honest about the difference, and about why the strongest remote-selling agencies run a scan and a live showcase on the same listing.
The short answer
Matterport is the always-on model. Estalara is the live event. Use both.
A Matterport scan answers the question a buyer asks first: what is the layout and how does it feel to move through it. It is available 24/7, it never gets tired, and it is the best format for the browsing stage, when a buyer is comparing ten listings and needs to shortlist three.
A live showcase answers the questions a buyer asks next: is this real, who is the agent, what is that noise outside, can I rent it out, how does the purchase work for a foreigner. Estalara runs that conversation as a one-to-many session from the property, with real-time translation, and records what each viewer did so the agent knows who is serious. It does not produce a 3D model and does not claim to replace one. The scan gets buyers to the shortlist; the showcase gets them to the decision.
Side by side
Always-on 3D vs a live human event
| What matters | Matterport (and other 3D / 360° tours) | Estalara |
|---|---|---|
| Format | A 3D model of the property the buyer explores alone, at any time. | A live, scheduled showcase led by the agent from the property, with viewers asking questions. |
| Best stage of the funnel | Browsing and shortlisting: comparing many listings quickly. | Deciding: the buyer wants to see it for real, ask, and trust the agent. |
| Availability | 24/7, forever, no agent needed. | At a set time, with the agent present; the recording and clips live on afterwards. |
| Questions | None during the tour; the buyer e-mails later, if at all. | Asked and answered live, translated in real time, and recorded per viewer. |
| Trust and authenticity | High for layout accuracy; a scan can still be old or staged. | A person in the property today, showing it as it is, including the crack in the wall. |
| Buyer intent signal | Views and time spent in the model, if your plan reports them; no questions, no ranking. | Watch time, questions and engagement per viewer turned into an intent score and a ranked hot-lead list. |
| International buyers | Works in any language because there is no conversation. | Conversation in the buyer's language via real-time translation. |
| Production | A camera or scanning service, processing time, a per-model or subscription cost. | A smartphone with a camera and a stable connection; showcases included per plan (see pricing). |
| Branding | Embedded on your site; the viewer is Matterport's by default. | White-label listing page and showcase under the agency's brand and domain. |
| What the seller sees | A polished model of their home. | A recording of real buyers watching and asking, plus a ranked viewer list. |
Fair is fair
When a 3D scan alone is enough
Keep the scan and skip the live showcase if:
- Your buyers are local, can visit in person within days, and use the scan only to decide whether to book a visit.
- The listing is a standard flat in a market where layout is the whole decision and questions are rare.
- You have no capacity to run scheduled sessions and no international buyers to justify translation.
- You are selling new-build units off-plan and the model is the product; a live walkthrough has nothing to show yet.
What changes with Estalara
From a model to a conversation
The buyer talks to a human
The questions that decide a purchase (noise, neighbours, rental rules, the purchase process) get answered by the agent, live, in the buyer's language.
You learn who is serious
A scan tells you someone opened it. A showcase tells you who stayed to the end, what they asked and who came back to the listing page.
Nothing to produce
No scanning appointment, no processing time: a phone, a stable connection and a scheduled slot.
Evidence for the next exclusive
Show a seller a session where real buyers watched and asked, next to their competitor's static tour.
FAQ
Common questions
Does Estalara replace my Matterport scans?
No. It does not create 3D models and we do not recommend dropping scans. Keep the scan on the listing page for browsing and run a live showcase for the buyers who are deciding.
Can I embed a Matterport tour on an Estalara listing page?
Estalara listing pages are generated from your existing listing link and carry your brand. How third-party embeds are handled on those pages is best checked in a demo for your specific setup rather than promised here.
Which one should I show a seller when pitching for an exclusive?
Both, in this order: the scan as the standard every serious listing gets, and a recording of a live showcase with its ranked viewer list as the thing most agencies in your market cannot show.
What does a live showcase cost compared to a scan?
A scan is a production cost per property. A showcase is agent time plus the platform: the Solo tier starts at €0 plus usage and includes a number of live showcases per month, with additional sessions billed per showcase (see the pricing page).
